One of the advantages of a slowdown is the opportunity to review, streamline and improve. Over the last year the property market and the lending climate have undergone substantial changes. Scarcity of funds and increased diligence by lenders have squeezed financial timescales and increased the need for timely delivery of accurate, concise reports. One of the problems facing developers of contaminated land has been the time lag between site investigation and laboratory results. Crofty Consultancy is evaluating on-site soil screening using portable XRF equipment. What this means for our clients is that our staff can take ’screening’ readings during the site walkover stage or Phase 1 investigation. By forming an overview of likely contamination risks at an early stage, the scope of the Phase 2 investigation can be better targeted.
For Phase 4 remediation verification, results can be gathered during the site visit leading to timely issuing of Certificates of remediation.
